Change the default footer in the email builder to read - our email address is
Our mailing address DOES NOT equal email address!
The default footer should have Either:
Our mailing address is {{location.full_address}}
-Or-
Our email address is {{location.email}}
-Or-
both!
(In my opinion it should default to both. It is easier for the user to delete than to add.)
But it should NOT say our mailing address is then show an email address!

Thankyou for pointing this out. We have taken a note of this and would revise.
As of now, please edit the footer field (it is editable). You can also save it as an element and reuse it to avoid repeating the same exercise of removing and adding the correct custom field.
Meanwhile, we will work to check the most accurate custom field for this.
