Product measured by unit such as m2, requires the piece count to be calculated by m2.
A tile of 1000mm x 1000mm = 1m2
And a tile of 500x500mm = 0.25m2 (4 pieces make up one unit = 1m2)
so when 3x1m2 is sold then x3 of the 1000mm tiles are deducted on inventory
or 3m2 of the 500mm tiles would be (3x4tiles) 12tiles / 12 pieces
The unit and piece count are both required on this kind of product
Naturally these fields are both required on estimates and invoices
